Flooring Installation

When looking at wooden floors we always have to ensure that they are suitable for the surrounding environment. No matter what timber species we choose they can all be effected by humidity and moisture, termite and wood bugs and the wear and traffic they are exposed to.

A wooden floor should be a lifetime investment, which also means the wood has to be treated, prepared and processed professionally and it has to be installed properly with the most suitable method given the project conditions.

After installation the most appropriate finishing needs to be applied depending on environmental exposure, wear and traffic.

Ongoing proper maintenance, from general cleaning to periodical deep cleaning and freshen-up or re-polishing are key for long lasting performance and durability of your wooden floors.

Therefore we only work with selected flooring manufacture ring partners who understand our requirements, can ensure the correct moisture content and precise grooving of the flooring boards as well as pre-treatment for wood parasites and termites.

In any project the flooring boards should be on site at least three weeks prior to installation, so the wood can acclimatize with the site conditions, which will avoid problems later on.

We prefer unfinished flooring, as every project has different requirements and it much easier to adjust and ensure quality results when finishing on site.

For the installation itself we require a smooth, leveled and waterproofed concrete floor, so we can glue the flooring directly onto the concrete using our BONA R848 saline adhesive. In many cases we require foam sheets or our BONA 580 moisture barriers due to the inappropriate preparation by the concrete contractor, but this varies from project to project, as our main aim is to ensure a long lasting quality job.

We also use joists either due to the required floor height needs to be increased or in cases where we feel that there is a high risk of moisture from concrete or the concrete is not level or smooth enough.

When using joists we use galvanized screws to fit them to the concrete and we than use our PrimatechNailer and Fasteners to fit the flooring boards to the joists. For durability we recommend reclaimed Ulin joists, Heveatech joists or outdoor grade SWB joists.

For the finishing we use our BONA Belt, Flexisand and Edge Sander for a smooth and even floor surface before applying the finish of choice. Depending on the performance requirements and also the look and feel our clients can choose from a wide range of stains and colors, tones and either an oil or water based coating finish.

Flooring Renovation

Here it really depends on the damage of the floors to see if they can be repaired or have to be replaced. Glued down floors are often difficult to remove or will endure a lot of breakage, so we really need to first assess the site to recommend the best solution.

In some cases we were able to remove the flooring and fix the concrete or sub-floor and re-install the existing flooring with minor replacements, but certainly sanding and re-finishing will be required in order to have a professional look and feel.

In case of heavy damage such as rot or termites it might be best to remove the whole flooring, treat the concrete or sub-floor to protect against termites or moisture same as when we do new installations and than install new flooring.

If the damage is only on the surface, such as scratches or cracks and splitting we can use our BONA Mix & Fill after sanding down to the raw timber and than re-sand to a smooth surface and apply the choice of finishing.

We also offer a Deep Cleaning Scrubbing service as a general maintenance that depending on traffic should be considered every 4-6 months and for water based floors we also use Freshen-Up or re-Polish to bring out the shine of the original coating that might have become a bit dove.

Decking Installation

For new decking installations we are often asked to make a design as well if the client has not engaged and architect or drafter, we do offer this service free of charge for larger projects above 200 m2, but will charge an upfront fee for projects below 200 m2.

In case the project has an architect and general contractor we mainly start with the installation of the sub-floor, for which we are only recommending reclaimed Ulin and Heveatech joists, except when using WPC composite, as they come with WPC composite joists.

In some cases we have to use galvanized steel as joists if it is an elevated or hanging deck, or we have to add reinforced concrete pillars and posts. It all really depends on each’s projects requirements and this is the reason why we are offering a free site inspection and quotation.

Same as with the flooring installation we use galvanized steel screws to fit them to the concrete.

For the decking installation we have different options, either the conventional installation using stainless steel screws with which each plank is screwed down to the joists embedded into the timber, so afterwards the screw will be covered with a wooden plug, or we use our Tiger Claw Hidden Deck system, which utilizes a USA manufactured stainless steel claw clip and screw. The Tiger Claw system is very attractive, as with this the deck area is easier to maintain, there are no lost wooden plugs, no worries when having to sand down the deck that you might hit a screw, etc. It also reduces the risk of wood rot and splitting of the wood.

After the installation of the decking we sand down the whole area for a smooth and even surface and apply based on clients choice either our BONA Decking Oil or water based coating. For rustic timber decks there is no machine sanding, but we might do some manual sanding if required. The Decking Oil also offers a range of colors like Teak, Mahogany or White, while for the water based coating we have a very wide range of colors. Decking Oil is one of the most popular finishing options especially for reclaimed Ulin and Teak decks and it has to be re=-applied on a 4-6 months basis, it is also the only option to be used on rustic finished timbers. The water based outdoor coating also needs a re-coat every 4-6 months due to the direct sun and weather exposure. Both finishing options can have longer durability if decks are under roof or are generally less exposed.

Decking Renovation

Depending on the condition of your deck it might be that we have to repair only the sub-floor, which might have been penetrated by termites or wood rot, a structural repair due to breakage or other aspects of the structural integrity of your decking area.

Sub-floor repairs can cover concrete, steel and wood works depending on the requirements of the project.

If the decking itself is not affected we normally can carefully remove the planks and repair any cracks, splitting or other damage. If the decking planks are rotten or termites have already penetrated the timber we normally recommend a full replacement, but also depending on client’s decision and budget.

Either re-installing existing timber decking or replacing with new timber deckling we normally sand down the whole area with our BONA machines for smooth and even surface, except when rustic timber surfaces are chosen and client wants to maintain the look and feel of those. In the cases of renovation of rustic floors we endure higher costs as we have to use more carpentry skills on preparing the sub-floor and lay the timber planks out prior to installation to see the uneven areas.

Decking Maintenance

The timber pool deck is often one of the main attractive areas of a hotel, resort or villa, as people just love to spend their day near the pool.

Therefore it is important to keep the decking well maintained, safe and clean.

Often the old finishing of the decking is wearing out and you are not sure what to use next, so in those cases or in cases when you are aiming at applying a new or different type of finishing, it will be best to use the BONA Decking Reviver, as it will get rid of the old finishing.

After that or also generally every six months a Deep Cleaning with the BONA Power Scrubber will remove all the dirt and marks from your deck and provides for a clean and healthy surface area.

The Power Scrubber can also be used on finished decking, as it does not remove the oil or coating, but the dirt, dust, mold and bacteria.

 

Other woodworking and carpentry

Our carpenters are all coming from traditional villages in Java famous for their carpentry heritage during the Majapahit era.

We basically can manufacture custom build in furniture, wall cladding, ceilings etc, but we do not offer design services, we basically work of our clients drawings.

We also can repair, sand and/or re-finish any wood based objects, be it structures, beams, columns, whole wooden houses etc.

As part of our contract with the Bvlgari Hotel & Resort we have been renovating more than 20 of their villas with works not only covering the flooring and decking replacements, but also any kind of wood work imaginable from structural beams to the night stand re-finishing.

In Bisma 8 Hotel we have been contracted besides of all the wooden flooring to work on the reception desk and the bar using reclaimed Ulin, the wooden stair case and the herringbone floor.
